Request for Qualifications: North Fork Residential Development

The University of Virginia Foundation is embarking on an initiative to develop approximately 28 acres into mixed-income housing within North Fork. The development is, in part, to support the University of Virginia’s affordable housing initiative.

The UVA Foundation has issued a Request for Qualifications (RFQ) to identify qualified teams for the project. The RFQ can be accessed on the UVA Foundation's website through the link provided below. Interested developers must submit Statements of Qualification electronically by January 23, 2025.

Request for Qualifications

After a comprehensive rezoning process, North Fork now includes the right to develop up to 1,400 units of mixed-income housing, which may cover as much as 150 acres of the site. The residential program's updated master plan will create housing for those working in North Fork, adjacent properties, and the broader community.

The Foundation plans to select a highly qualified development team with proven experience in thoughtful community design and execution. This includes expertise in developing market rate and middle-income housing (approximately 80%-120% of Area Median Income or AMI), as well as affordable housing (at or below 80% AMI). Additionally, the Foundation is open to incorporating senior living options as part of the overall development.
